Job Description Job Description Location: Culver City & Santa Monica – 100% On-Site Projects: 68-Unit Apartment Building & 14-Room Hotel Expansion The Role We are seeking a detail-oriented On-Site Assistant Project Manager to join our team. You will be a key bridge between the field and the office, supporting the Project Manager and Superintendent in executing high-quality builds from design through closeout. Key Responsibilities: Document & Field Control Manage RFIs, submittals, inspections, and the closeout process. Organize and maintain all project files via Procore and Google Drive. Document and lead project meetings (Owner, Design, and Subcontractors). Ensure digital and hard-copy as-builts are updated in real-time. Project Execution & Budgeting Assist with project buyout, bid analysis, and value engineering (VE) tracking. Monitor budgets and fiscal controls to ensure the project remains profitable. Coordinate with field staff to ensure compliance with design specs and government policies. Identify potential cost or schedule risks and implement corrective measures. Financial Management Manage Change Order process and logs. Create and process pay applications. Site Safety & Leadership Support the Superintendent with site oversight and safety plan implementation. Conduct and log safety orientations for new workers. Maintain professional liaison with the Owner, design team, and contractors. Qualifications Experience: Proven track record in construction management or a related field. 5 Years preferred. Tech-Savvy: Proficiency in construction management software (Procore preferred) and Google Drive. Education: Degree in Construction Management, Engineering, or Architecture is preferred. Soft Skills: Strong negotiation skills, leadership potential, and a deadline-driven mindset.
