Regional Property Manager

Lead Operational Excellence and Drive Portfolio Growth

We are seeking a seasoned and results-oriented Regional Property Manager to oversee a portfolio of properties within our Client's company. In this leadership role, you will be responsible for driving operational excellence, maximizing financial performance, and ensuring resident satisfaction across your assigned region. Key Responsibilities:

  • Provide strategic oversight for all aspects of property operations and financials within your designated portfolio.
  • Develop and implement financial strategies to optimize income, minimize expenses, and achieve superior net operating income.
  • Ensure meticulous financial management through rent collection, bad debt follow-up, and comprehensive review of financial reports at all levels (weekly, monthly, quarterly, annual).
  • Maintain unwavering compliance with all applicable local, state, and federal regulations, including OSHA, Fair Housing, and landlord/tenant laws.
  • Cultivate a deep understanding of ownership structures, financing models, and income-regulated programs for each property within your portfolio.
  • Foster a collaborative and high-performing environment by coordinating and facilitating regular meetings for property managers, leasing teams, and maintenance staff.
  • Champion our company values by ensuring consistent application across all property operations within your region.
  • Conduct regular travel throughout your assigned region to maintain a close connection with properties and staff.
  • Enforce adherence to all company policies and procedures, ensuring standardized use of forms, leases, and other documents across all teams.
  • Partner with Asset Managers to create and analyze property budgets, establish performance goals, and evaluate capital project needs.
  • Conduct thorough monthly audits of move-in and renewal files to maintain the highest standards.
  • Address resident concerns directly, particularly those related to property managers or with potential legal implications.
  • Participate in the recruitment, screening, and selection of on-site staff across various roles.

Desired Qualifications:

  • Bachelor's degree in a related field or equivalent experience in property management.
  • Minimum of 5 years of experience in multi-property site management.
  • Proven track record of success in maximizing financial performance within a property portfolio.
  • Strong financial acumen with a comprehensive understanding of relevant accounting principles.
  • Excellent computer skills and proficiency in property management software.
  • Demonstrated leadership ability with a strong, positive, and motivational style.
  • Exceptional organizational and prioritization skills with the ability to manage multiple tasks simultaneously while maintaining a high level of service delivery.
  • Proven conflict resolution skills and the ability to navigate complex situations.
  • Detail-oriented with a high sense of urgency and a commitment to accuracy.
  • In-depth knowledge of local, state, and federal resident/property management laws and regulations.
  • Strong analytical and problem-solving skills with the ability to make sound decisions.
  • Excellent communication skills, both written and verbal.
  • Comprehensive understanding of the competitive landscape and market trends within your designated region.
  • Proven experience managing a portfolio of up to 1,500 units and overseeing a team of more than 20 employees.
  • Advanced budgeting experience with the ability to interpret data, forecast trends, and actively contribute to property budget development.
  • Deep understanding of fair housing and legal requirements related to property leasing and marketing.
  • Solid knowledge of maintenance processes, including capital project management, preventative maintenance plans, and basic rehabilitation projects.
